Helping Wildlight Families Build Retirement Income That Lasts

If you've recently moved into one of Wildlight's new neighborhoods — or you're eyeing a home in the Del Webb Wildlight active-adult community — you've probably already started asking how to turn your savings into retirement income that lasts, and when to start Social Security. Summerlin Benefits Consulting builds retirement income strategies for families across Northeast Florida, a mission we've carried out since founding the firm in 2012. Stacy Summerlin brings 29+ years of personal industry experience to every conversation, and we're licensed in both Florida and Georgia. Our office sits at 57 Homegrown Way, Unit 301 — inside Wildlight's own Town Center — just a call away at 855-809-2894.

Who Do We Help in Wildlight, FL?

Wildlight is one of the fastest-growing communities in Nassau County, and it's easy to see why. The 24,000-acre master-planned community developed by Raydient Places + Properties — a Rayonier company — has drawn a mix of young families and retirees to its Garden District, Town District, and the gated Del Webb Wildlight neighborhood built specifically for residents age 55 and older. The ZIP code that covers Wildlight is home to roughly 15,600 residents with a median household income near $67,300, and many of the retirees settling here are relocating from out of state to take advantage of Florida's tax climate and the community's walkable Town Center.

The retirees and pre-retirees we work with in Wildlight tend to be between 55 and 70 years old, often with $250,000 or more in retirement accounts built up over a career elsewhere. Common questions we hear include what to do with an old 401(k) after leaving a northern employer, whether a pension lump sum or a monthly annuity payment makes more sense, how to time Social Security around a move, and how to structure savings so a fixed income keeps pace with the cost of living in a brand-new community. If any of that sounds familiar, you're exactly who we built our practice to help.

Why Do Wildlight Residents Choose Us?

Families in Wildlight and across Nassau County choose Summerlin Benefits Consulting because we've spent years building retirement income strategies for this exact community — not a national call center. Rayonier's real estate arm built the neighborhoods around us, and many of our longtime clients spent careers with Rayonier itself or with other Nassau County employers before retiring nearby. Stacy Summerlin, our Owner and President, founded Summerlin Benefits Consulting in 2012 and brings more than 29 years of personal experience in annuities and life insurance to every client relationship — experience that led to her being named among the top 1% of annuity and life insurance professionals nationwide in 2021. Keith Summerlin, our Executive Vice President, is a retired U.S. Air Force veteran who focuses on tax-efficient insurance and legacy strategies for families who want to leave something behind. Together, they lead a small, family-owned team that treats new Wildlight residents the same way they treat clients who've been with us for a decade.

What Florida Retirement Tax Advantages Do Wildlight Residents Have?

One of the biggest reasons retirees relocate to communities like Wildlight is Florida's tax treatment of retirement income. Florida has no state income tax, which means Social Security benefits, pension payments, IRA and 401(k) withdrawals, and annuity income all pass to you without a state tax bill — a meaningful difference for anyone moving from a state that taxes retirement income.

Homeowners also benefit from Florida's Homestead Exemption, which can reduce a primary residence's taxable assessed value by up to $50,000, and the Save Our Homes cap, which limits annual increases in assessed value to 3% for homesteaded properties once that first year is on the books. For new construction in neighborhoods like Wildlight's Garden District, that cap doesn't apply until the year after you file for homestead, so it's worth budgeting for a true first-year assessment before Save Our Homes kicks in.

Nassau County's countywide millage rate is currently 6.7457 mills for the 2025–2026 fiscal year — the fifth consecutive year the county has lowered the rate — though the rate for the following fiscal year typically isn't finalized until around September, so it's worth reconfirming closer to that date. Florida also imposes no state estate tax or inheritance tax, which simplifies legacy planning for Wildlight families.

Wildlight Homeowner Tip

Because Save Our Homes caps only apply after your first year of homestead, a newly built Wildlight home is initially taxed on its full purchase-price assessment. Filing for homestead as soon as you close — and confirming the filing with the Nassau County Property Appraiser — starts that 3% annual cap clock as early as possible, which can meaningfully limit how much your assessed value climbs in Wildlight's fast-appreciating market.

What Services Do We Offer Wildlight Retirees?

Once you understand how Florida's tax rules and Nassau County's growth affect your bottom line, the next step is putting a strategy behind that knowledge. We focus on a small set of insurance-based tools rather than trying to be everything to everyone.

Annuities, through our retirement income protection services, can convert a portion of your savings into a predictable stream of income you can't outlive — a common solution for Wildlight retirees who want a guaranteed floor under their monthly budget alongside Social Security.

Our life insurance solutions help Wildlight families protect a spouse's income, cover final expenses, or pass along a tax-efficient legacy, and we tailor coverage to fit what you're actually trying to accomplish rather than selling a one-size policy.

Our educational retirement seminars are where many Wildlight-area clients first meet us. Held at fine-dining restaurants like Maggiano's Little Italy and Chophouse Thirteen, each seminar includes a complimentary gourmet meal and covers practical topics such as Social Security timing, required minimum distributions, tax-efficient withdrawal strategies, and the Green Line Strategy — our approach to structuring income so it holds up over a full retirement. Check our current seminar schedule for an upcoming date near Wildlight.

How Do I Get Started?

Getting started is simple and doesn't require you to show up with a stack of paperwork. Most Wildlight-area clients begin by attending one of our educational seminars — a low-pressure, complimentary dinner where you can hear how the Green Line Strategy and other approaches work before ever booking a one-on-one meeting.

When you're ready to talk specifics, call our office at 855-809-2894 or request an appointment through our contact form. We meet with clients in person, either at 57 Homegrown Way, Unit 301 in Yulee or at one of our satellite locations, or by phone — we don't do video or online meetings, so every conversation is a real conversation. From there, we'll walk through your accounts, your goals, and whether an annuity, life insurance, or a combination of the two makes sense for your Wildlight retirement.

Frequently Asked Retirement Questions in Wildlight, FL

  • We just relocated to Wildlight from out of state — how do you help new residents get organized around retirement?

We start with a full inventory of what you brought with you — old 401(k)s, pensions, IRAs, and any annuities — and map it against Florida's tax rules and your new cost of living. Many transplants haven't reviewed their accounts in years, so this first pass alone often uncovers rollover options or income gaps worth addressing quickly.

  • Where is Summerlin Benefits Consulting's office located relative to Wildlight?

Our office at 57 Homegrown Way, Unit 301 sits inside Wildlight's own Town Center, just off Florida A1A/SR 200 — most Wildlight residents can reach us in less time than a drive to the Publix at the Crossings. We also meet clients by phone or at satellite offices in Jacksonville, Orange Park, and St. Simons Island.

  • Nassau County is one of the fastest-growing counties in Florida — does that growth affect retirement planning for people in Wildlight?

Yes — rapid growth tends to push property values and, eventually, service costs higher, which is why we build in some cushion for rising assessments and insurance costs when we model a Wildlight retirement income plan. It also means more amenities and healthcare options are arriving locally, which is worth factoring into long-term budgeting.

  • Does Florida tax retirement income for Wildlight residents?

No. Florida has no state income tax, so Social Security benefits, pension income, IRA and 401(k) withdrawals, and annuity payments are not taxed at the state level for Wildlight residents. You'll still owe federal tax where applicable, but removing a state tax bill from the equation is one reason so many retirees relocate here.

  • How does the cost of living in a newer community like Wildlight compare to other Northeast Florida towns?

Wildlight's home values run higher than many established Nassau County neighborhoods since most homes are new construction, but day-to-day costs — groceries, utilities, healthcare — track closely with the rest of Northeast Florida. The tradeoff for many retirees is paying more upfront for a new home in exchange for lower long-term maintenance costs.

  • Can you help me roll over a 401(k) from an employer I left when I moved to Wildlight?

Yes. We regularly help new Wildlight residents evaluate whether to roll an old 401(k) into an IRA, convert part of it into an annuity for guaranteed income, or leave it where it is. The right answer depends on fees, investment options, and how much guaranteed income you already have lined up.

  • Do you work with clients who live outside Wildlight?

Yes. Beyond our Yulee office, we meet clients by appointment at satellite locations in Jacksonville, Orange Park, and St. Simons Island, Georgia, and we're licensed to serve clients throughout Florida and Georgia. Many of our Wildlight clients also have family or a former home in one of these areas, so we're used to coordinating across multiple addresses.

  • What's the best way to claim Social Security if I live in Wildlight?

There's no single best age — it depends on your health, other income sources, and whether you're still working. We run the numbers against your specific accounts and any pension or annuity income so you can see how claiming at 62, full retirement age, or 70 changes your total household picture before you decide.

  • Is there any cost or obligation to meet with Summerlin Benefits Consulting?

No. Our educational seminars and initial consultations are complimentary with no obligation to purchase anything. We're compensated through insurance commissions only if you choose to move forward with a recommendation, so there's no cost to simply come learn what your options are.

  • What is the typical first meeting like?

Your first meeting is a relaxed, in-person or phone conversation — never a video call — where we review your current accounts, income sources, and goals. There's no pressure to decide anything on the spot; we typically follow up with a written summary of options so you can think it over.

  • How are your services paid for?

We're paid through insurance commissions from the companies whose annuity or life insurance products you choose, not through fees charged directly to you. That means the complimentary seminars, consultations, and plan reviews we provide don't cost you anything out of pocket.

  • What is the Green Line Strategy© discussed at your educational seminars?

The Green Line Strategy is our framework for illustrating how a portion of your savings, placed in the right vehicle, can generate a predictable, rising line of income alongside Social Security — helping you see how your money is designed to be there for as long as you need it. We walk through it in detail at every educational seminar.
